Zoning and Development Opportunities | BR-CR (Bel-Red-Commercial/Residential)


136th Office Park resides in a Bel-Red Commercial/Residential zoned area. The purpose of this zoning is to “provide an area for a mix of housing, retail, office and services. Multiple uses are encouraged on individual sites, in individual buildings, and in districts as a whole”.



BR-CR zoning allows for an abundance of development possibilities incorporating both residential and commercial zoning – this flexibility is advantageous for development in an expanding market as the property has fewer restrictions and the developer can react to market conditions.




The Bel-Red corridor, located in Suburban Bellevue south of 520 and north of Bel-Red Road, is transitioning into a major mixed use employment and residential area.



Bolstered by the eastern expansion of the light rail and nodal development throughout Bel-Red, over time the region will develop into a transit-supported and pedestrian-friendly area. The City is in full support of the transition encouraging and supporting all employment, retail and residential opportunities.
